What It Takes to Remodel a Sunnyvale Home

Most houses here are postwar ranch: three bedrooms, twelve hundred square feet, a kitchen with a wall around it. That wall is usually the first thing we take out.

The Eichlers are the exception. Sunnyvale has about 1,100 of them across sixteen tracts, including Fairbrae, Rancho Verde, Fairwood, and pockets of Cherry Chase. Those neighborhoods carry city design guidelines covering rooflines and windows, and we design inside them.

We come to the house, measure, listen, and give you a straight read on what your budget covers. Costs nothing.

Design & Planning

Layouts, materials, fixtures, and a scope written down in enough detail that nobody argues about it in month three.

3D Rendering

We model the space and hand it to you. This is the cheapest point in the whole project to change your mind, so use it.

Permits & Construction

We file with the city, pull the permits, and build. You get a schedule and a project manager who keeps it current.

Final Walkthrough

We go through the finished job together and write down anything that isn’t right. Then we fix it, and only then is it done.

FAQ

Do I need a permit to remodel my kitchen in Sunnyvale?

Not for countertops or cabinet refacing. You do need one to replace the cabinets themselves, and moving a wall or window sends the plans through the One-Stop Permit Center at City Hall. We file either way.

Can I build an ADU on my lot in Sunnyvale?

That comes down to your lot size, your setbacks, and how much is already built on it. We check what the property allows before drawing anything, then carry the permits and code compliance.

Can you remodel an Eichler?

Sunnyvale has about 1,100 of them across sixteen tracts. They come with radiant heat in the slab, post-and-beam framing, and city design guidelines covering rooflines and window replacements. We price all of that in before we start.

How long will my remodel take?

Depends on scope. A full-home renovation usually runs three to six months of construction, and a single bathroom is far shorter. City plan review comes first either way.

How much do you take up front?

California caps it at $1,000 or 10% of the contract price, whichever is less. We don’t ask for more. Everything after that tracks work completed, on a schedule written into your contract.
